Don’t Overprice Your Home As A Seller

When you put your house on the market, chances are you’re hoping the following will happen:

  • It will sell quickly.
  • You will get the highest price possible for your property.
  • The process will be smooth and trouble-free.

This can only happen if you price your home correctly when it first hits the market. This is because you have a higher chance to get more than your asking price in the first few days the home hits the market until right past the first weekend.  After that the longer your home sits on the market the only way your sales price will go is down. In the end this will lead to you getting less than market value for your home.

Buyers will start to think what is wrong with your home if it stays on the market a long time. In the buyers mind they feel like they are now entitled to a discount. This is why it’s very important to only list your home for sale when you are ready. Don’t list your home just to “test the market.” When you price your home realistically you create competition from buyers and that is the goal versus overpricing your home.
